The scheme will comprise five units ranging from 10,200 sq ft to 30,000 sq ft (947 sq m to 2,787 sq m), to help address, Tungsten says, the shortage of Grade A mid-box industrial accommodation within the Bristol market.
Magrock Ä¢¹½´«Ã½ has been appointed as main contractor following a competitive tender process and will deliver the development on behalf of Tungsten and its funding partner.
Set across a self-contained 4.55-acre site, Tungsten Park Filton has been designed to meet the evolving requirements of occupiers seeking highly sustainable, future-ready industrial space.
The development will provide high quality warehouse accommodation with first-floor offices, generous yard depths and strong power provision, and benefit from a prominent position fronting the A38, close to Junction 16 of the M5 and Junction 20 of the M4.
The scheme will target BREEAM ‘Excellent’ and EPC A ratings and will incorporate numerous green measures in the specification to include rooftop photovoltaic panels, electric vehicle charging infrastructure, sustainable drainage features and extensive landscaping.
Funding for the project came from a UK family office. an Dunckley, development director at Tungsten Properties, said: "Securing funding for Tungsten Park Filton represents a significant milestone and demonstrates continued confidence in both the Bristol market and the wider mid-box sector.
